A rare and sought-after living environment

Living in a private estate surrounded by fairways, immaculate greens, and tree-lined gardens isn't just for golfers. While golf enthusiasts appreciate being able to access the course on foot or by golf cart, a large proportion of buyers are attracted by the quality of life offered by these residences: increased security, privacy, low building density, and a particularly well-kept landscaped environment.


Real bubbles of tranquility away from cities or seaside resorts

Limited supply, international demand

Rarity creates value. Residential golf estates are rare, giving these properties solid heritage value and excellent longevity. In France, sites such as the Golf de Saint-Tropez, the Domaine de Pont Royal (in Bouches-du-Rhône), the Golf de Seignosse (Landes), and the Domaine de Terre Blanche (Var) embody this selective market.


The clientele is often international, and as you might expect, they play golf, or are even passionate about it. British, Scandinavian, German, Belgian, and even American investors invest in these properties for second homes, primary residences, and semi-retirement projects. Direct access to the golf course, the presence of restaurants, spas, or private clubs, and the impeccable maintenance of the common areas are all arguments that reinforce the appeal of these addresses.


Price per square meter: significant differences depending on location

The entry price varies greatly depending on the golf course's reputation, the quality of the estate, and its location. On the French Riviera, a villa in a private golf estate can fetch between €1.5 million and €6 million, or even more for the most prestigious properties. Further inland, in the Southwest or in Provence, prices can be more "reasonable," with exceptional properties starting at €800,000.


Note that properties located directly on the edge of the fairway or with a commanding view of the course are naturally the most sought-after... and the most expensive.

Beyond the hype, experts agree that this type of investment remains sustainable. Not only do private golf estates offer a high-end living environment, but they also guarantee a form of stability in terms of neighborhood, maintenance, and local taxes.
